Hotel guest-room furniture is exposed to repeated use, housekeeping movement, luggage contact, cleaning chemicals and occasional misuse. Durability testing should therefore be connected to the intended use and the approved construction, rather than presented as one generic “commercial grade” claim.
Define the use before selecting tests
Identify the room type, expected occupancy, turnover, cleaning method, movable parts and access conditions. A guest-room desk, lobby sofa and sofa-bed mechanism face different loads. The testing plan should explain which item and component each check represents.
Upholstery and surface checks
For fabric, record composition, abrasion method and result, seam or cover construction, stain-care instructions and any treatment declaration. Abrasion performance does not equal stain resistance, and stain resistance does not establish flame performance. Keep these claims separate in the approval matrix.
Frames, joints and hardware
Check frame alignment, joint security, fasteners, legs, glides, drawers, doors and wall-fixing interfaces. Where the furniture includes a mechanism, review opening and closing force, clearance, pinch points, mattress or cushion fit and the final closed position.
Finish and cleaning exposure
Match the finish review to the cleaning routine used by housekeeping. Confirm which chemicals, cloths and dwell times are acceptable. A finish that looks good in a showroom may need a different care instruction in a high-turnover hotel.
Evidence that procurement should retain
- Approved construction and item code
- Test method, report scope and sample identification
- Material and supplier references
- First-off and final inspection photographs
- Care, maintenance and replacement instructions
Change control matters
If foam, fabric, adhesive, panel, hardware or mechanism changes after testing, the buyer should ask whether the evidence remains applicable. A replacement component can change the completed product’s performance. The change record should show who reviewed it and whether a new sample or test was required.
